What it is

A two-layer price book. Usage rows cover every usage the takeoff can emit; catalogue material rows are the real products a yard sells. Resolution runs most specific first: the tenant's override of the bound catalogue material, the audited catalogue default, the tenant's override of the usage row, then the shipped usage default.

The prices are yours, and they start out real

Every line the takeoff can produce has a cost and a sell price you can edit. The shipped starting numbers are not invented: they are the blended median of every priced line across 258 real post-frame estimates from two shops, converted into the unit our takeoff uses. Rows that were estimated rather than derived are marked, and those are the first ones worth replacing with your own.

252 materials, searchable, priced one at a time

Framing, sheathing, trim, accessories, doors and windows, trusses, foundation, freight and labour — every size of dimensional lumber, every steel gauge, each on its own row with a unit, a cost, a sell price and a supplier code where the source lines had one. Each row says how many real priced lines it was built from, so you can tell a firm default from a thin one. Search by name or code; trusses alone runs to 138 rows.

Change one price and every place it is used moves

Girts are 2x6 SPF, purlins are 2x4 SPF, posts are the 3-ply laminated column, wall and roof steel is the 29ga panel. Because each part of the building is tied to a real product, editing 2x6 SPF once moves every girt, cripple and sill on every estimate at the same time. The estimate line then names the product instead of a usage the customer has to ask about.

A running price while you are still drawing

The builder shows a materials sell total that moves as the building moves, priced off the same list the estimate will use, so what does four more feet cost is answered while the customer is still deciding. The figure holds steady through a drag and recomputes when you let go, rather than flickering under the cursor.

Upgrade one building without changing your defaults

This customer wants 26ga panels, or a heavier post, or treated girts. Pick it on the design and it is priced as the upgrade, not just described as one. The choice is stored on the design rather than in your settings, and only the departures are stored — so that job reopens in a year and prices identically while every other job keeps the shop default.

An unpriced line is named, not silently free

A missing price costs zero and says nothing, which is exactly how gaps stay hidden until a customer conversation. The total reports how many lines it priced, how many it could not, and which ones — so you find out on your own screen instead of after sending a quote that is short.

A check that stops a price being wrong by a stock length

The same mistake shipped three times in one afternoon: steel keyed to the wrong row and priced at zero; lumber charged per foot against a piece count, so a 16 foot post billed as one foot; a per-truss rate applied to a line measured in feet, putting $27,740 of timber on a 16 foot porch. A check now walks every starting model and every option combination and fails the build when a unit does not cross correctly.

How it works
  1. 1resolvedPriceBook() layers catalogue bindings over usage rows; specPriceBook() then layers the design's own material choices on top.
  2. 2fetchEstimatePriceBook() is the single fetch every pricing surface uses — the builder's live total, the internal estimate and the estimate summary — so a Settings edit moves all of them together.
  3. 3takeoffSellTotal() reports the total plus how many lines were priced, how many were not, and WHICH usages went unpriced.
  4. 4Settings has two tabs: Builder prices (the usage rows) and Materials (the full yard catalogue), both gated behind the same agency grant.
Why we built it

A price book that ships with invented numbers is worse than an empty one, because a builder trusts it once and finds out at the yard. The starting rates are the blended median of every priced line across 258 real post-frame estimates, converted into the units the takeoff emits and reproducible by an audit that only reads. Rows that are still an estimate rather than a measured median say so, so a builder knows what to override first. Any material the takeoff can emit but the book has no price for is named out loud — a missing price silently costs zero, which is how the earlier gaps hid for so long.
