This Agreement is entered into on August 26, 2026 between Marla Zimmerman (“Client”) and Leads2Build Construction (“Builder”).

FAILURE OF THIS CONTRACTOR TO PAY THOSE PERSONS SUPPLYING MATERIAL OR SERVICES TO COMPLETE THIS CONTRACT CAN RESULT IN THE FILING OF A MECHANIC’S LIEN ON THE PROPERTY WHICH IS THE SUBJECT OF THIS CONTRACT PURSUANT TO CHAPTER 429, RSMO. The approve button rides along the bottom of the quote while they read it, with the total beside it: ready to approve? $128,400. One tap and the job exists. Nobody retypes the building, the price or the schedule into anything. The yes happens while the customer is excited, not three days later when the doubts have crept in.
The week between “yes” and a signed agreement is where deals go cold.
The same link asks for what the contract needs: legal name and date of birth, mailing address, and where the building is going, with the mailing address copied across in one tap. Anything already known is filled in for her to check. Marla types her own name, so it's spelled the way she spells it, and it lands on the right job. Customers like doing it themselves, and the office never re-keys a thing.
A details form emailed separately gets filled in on half the jobs and re-keyed by the office on the rest.

Give a line an allowance and the customer makes the pick on their own page, with what each option does to the price beside it. Renee Hostetler's flooring allowance is $8,000: the vinyl and carpet as quoted is included, the Shaw LVP she chose is $1,600 over, the white oak would have been $4,600 over — and her builder confirms the pick. Her lighting pick came in $300 under, a credit, already approved; the kitchen cabinets are hers to choose by October 20. A pick that changes the price becomes a change order for the difference, signed like any other. The customer feels in control of her own building, and nobody gets a surprise on the final bill.
“We'll sort the fixtures out later” is how a fixed price stops being fixed.
The moment the details come in, the agreement is drafted from what's already agreed: the same building, the same price, the same payment schedule, the details Marla just typed. You read it beside what she submitted, change anything before it goes, counter-sign, and send it by email or text. The office stops dreading contract day, and the price never drifts from the quote.
A contract rebuilt by hand from an estimate is where the price and the scope quietly drift apart.

The agreement names the governing law from where the building is going up, and where statutory wording has been written for that state, it goes in. Where it hasn't, it says so plainly and names the state and its lien rights generally — and you can send the notice your attorney uses to have it added. A builder working across state lines sleeps better.
