A Barndominium Puts Three Roofs on One Job. Plan for It.

A barndominium is a house that happens to be framed on posts, and contractor management software for a barndominium has to run a house: more openings than a shop, three roofs meeting, a slab that waits for plumbing rough-in, a residential permit, five or six subs you do not employ, and a customer who is borrowing the money and will live in the result. A system shaped around a 40x60 shop prices the shell correctly and then goes quiet exactly where the barndominium job gets hard.

The geometry is a shop with a porch and a garage hung on it

Take a common one: 40x60, 14-foot eave, a 36-foot lean-to at 12 feet of projection on the right sidewall for the garage, and a 16-foot gable porch at 10 feet of projection on the front endwall, 6/12 pitch, timber trusses, on its own slab. That is three roofs. The lean-to attaches at 14 feet on a 3/12; the porch gable dies into the endwall at a steeper pitch again. Each junction is flashing, a valley or a wall-to-roof detail, posts carrying two loads, and trim a shop never has.

On a spreadsheet the porch is a square-footage line, the lean-to is a second square-footage line, and the corner where roofs meet belongs to nobody. The Additions panel in the 3D building designer gives the lean-to and the gable porch each their own card, with the wall it hangs on, its length along that wall, projection, pitch, post spacing and attach height, so each one frames itself against the main building. That works because the takeoff counts what the geometry contains: the valley, the extra posts and the porch slab are on the list because they exist in the model, not because somebody remembered them.

Openings are the other multiplier. A shop has two overhead doors, a walk door and two windows. A barndominium has a 16x8 garage door on the lean-to, three or four walk doors, a patio slider and twelve to sixteen windows, most of them in a bedroom wall that is now more opening than girt. Each one takes girts out, adds a header and jambs, and moves the wall steel and trim count. A construction estimate template that carries "windows: 14" as one line cannot tell you which wall just lost its shear.

The material list has a second half the shell never needed

The shell of a barndominium is a pole barn: posts, trusses, girts, purlins, steel, trim. The takeoff handles that the way it handles a shop. What changes is everything you switch on afterwards, and which walls you switch it on for.

The living end gets wall insulation, a vapour retarder and an interior liner; the garage end gets none of it, and the slab under the living end waits for plumbing rough-in while the garage slab can pour with the shell. Priced as "insulation: 1 lot", that distinction is invisible until the crew asks. A barndominium is two buildings under one roof with two specs, and the list has to say which is which.

Then the half no post-frame takeoff contains: rough plumbing, electrical, HVAC, drywall, flooring, cabinets, fixtures. Those are subcontract prices or allowances, and they belong on the estimate as priced lines from your own Service catalog, in their own section, not buried inside the shell's markup. The customer then sees the shell price and the finish price separately, which is the conversation every barndominium buyer wants to have anyway.

The customer is a homeowner, and the pipeline has to know it

A shop buyer has a budget and a use. A barndominium buyer has a lender, a spouse, a folder of photos and a county building department. Three things change on the lead before you quote.

The permit is residential. A 40x60 shop on agricultural land may need nothing; the same shell finished as a dwelling triggers the residential code, the energy code and a septic or sewer sign-off. The jurisdiction decides, not the building. Most US counties adopt the residential code published by the International Code Council for the dwelling side, while the shell still follows the post-frame practice the National Frame Building Association documents. Knowing which applies before the quote is the difference between a price that holds and a price that grows by an engineering stamp and a plan-review fee.

The money is borrowed. Most barndominiums run on a construction loan with lender draws released against inspections, not a deposit and a cheque at dry-in. The CFPB's home-buying guides describe the lender's side; your side is a draw schedule in named dollars matched to inspected milestones, which is why a 30/40/30 preset built for sheds is the wrong shape here.

They will live in it. Colours, window placement and which way the porch faces change after the first quote, and every change re-prices the building. A change order that protects margin matters more on this building type than on anything else you sell.

The barndominium lead looks like every other card until somebody reads the notes. On the Sales Pipeline Board the card itself carries the building type, the value, the source and the permit verdict with the county named, so whoever quotes sees "Barndominium, permit required, Johnson County" before opening the estimate and prices the plan review in.

The build is a shop's schedule with a house's schedule stapled after it

A dried-in shop is four stages and three weeks: site and posts, framing, steel, doors and trim. A barndominium adds slab after rough-in, windows, then plumbing rough, electrical rough, HVAC, insulation, drywall and finish, with an inspection between most of them. Call it ten stages across four to six months, half of them run by subs who keep their own working weeks.

One stage list for every job means a shop's schedule padded with drywall it will never have, or a barndominium's schedule with the rough-ins missing. In Stage checkpoints each building type carries its own stage list and its own checklist, so the plumbing rough-in checkpoint exists only on barndominiums. A crew lead ticking through a shop never sees it, and a barndominium cannot skip it.

What that list does once the job is live, how sub crews with different working weeks sit on one timeline, and what happens when the drywall stage drifts a month, is the Build Schedule's job, and the rest of the build side of it is Project Command. Weather still moves the outside stages the way it moves every post-frame job; the schedule that survives contact with weather covers that.

Who this fits, and who it does not

  • Fits: a post-frame company that sells the shell and runs the interior with subs on a lender-drawn schedule. The building type, the two-part estimate and the longer stage list are the whole difference.
  • Fits with a shorter list: a company that dries in the shell and hands the interior to the owner or their GC. The stage list ends at dry-in, and the estimate carries a not-on-this-list section so nobody reads the shell price as the house price.
  • Does not fit: a stick-frame tract builder or a remodeler. The geometry, the materials and the stages here are post-frame; a house that starts from a foundation and a wall panel is a different takeoff.

Before you quote the next barndominium

  1. Model the porch and the lean-to as additions, not as square footage.
  2. Tick insulation and liner per wall, not per building.
  3. Put the interior trades on the estimate as their own priced section.
  4. Check the permit jurisdiction on the card before the price goes out.
  5. Give the barndominium its own stage list with the rough-ins and inspections in it.
  6. Set the draw schedule in named dollars against the lender's inspections.

One limit to be straight about: the shell is measured off the geometry, and the interior finish is not. Drywall, flooring and cabinets go on as catalogue lines at the quantity you or your sub type in. The building tells you its steel to the sheet; it does not yet tell you its drywall to the board.
