Monthly payment estimate

A real amortised monthly figure on the estimate, using the builder's own lender terms when they have set them.

What it is

A standard amortisation calculation over the customer total, shown as an independently switchable block inside the investment section, alongside a price-per-square-foot figure derived from the parsed dimensions.

How it works
  1. 1APR and term come from portal_defaults.financing_apr and financing_months
  2. 2Values arriving as Postgres NUMERIC strings are parsed defensively; a blank or zero APR means use the default
  3. 3Falls back to 8.5% over 60 months as a typical unsecured construction loan baseline
  4. 4Price per square foot reuses the same feet-and-inches parser as the spec rows
Why we built it

Monthly payment figures were computed from a rate and a term hardcoded for everyone, which is wrong for any builder with a real lender relationship and their own terms to advertise. A builder enters their own rate, term and down payment, and the quote shows a monthly figure their customer could actually get. Builders with no lender partner leave it off entirely.
