A customer reaching the agreement has usually not looked at the estimate for days, and signing from memory is how disputes start. The building and the figure they are about to commit to are restated directly above the terms, so signing is never a leap of memory. The clauses themselves cannot be toggled off, because a checkbox has no business editing legal text.
